Why the Estate's Pipes Fail Together

One build program, one age

The Housing Commission built Gateshead West between 1964 and 1967 and sewered it as a single mid-1960s project. The earthenware pipe from each house to the main is the same age as its neighbour's, so the joints wear out on the same timetable.

Tree-named streets, real trees

Gateshead West's streets are named after trees, and the trees around them have had about sixty years to reach those clay joints. Once a root gets into a joint it keeps feeding there, and the pipe narrows until it blocks.

Clay soil that moves

Gateshead sits on reactive clay above shale, which swells when wet and shrinks when dry. That movement works old joints loose and strains the galvanised water pipes still serving the 1960s cottages.

How the Price Works

It costs nothing to get us out to your door (excluding after-hours). What sets the figure:

  • Getting to the pipe A crawl beneath timber floorboards and a cut through a concrete slab are different amounts of labour.
  • Pipe material Galvanised steel, clay, PVC and copper need their own joiners, and rusted steel takes longer to cut back to sound metal.
  • Parts A new cylinder, a valve or a length of pipe goes into the figure before we start.
  • The hour After-hours work is billed at its own rate, confirmed with you before we leave.

When we're not the right call. An old fuse board with no safety switch calls for a licensed electrician, while a leaking roof needs a roofer. We point you to that trade and leave their part of the job to them.

What Happens After You Ring

  1. 1

    Ring or send the form

Call (02) 4063 3469 or use the form to explain the fault. We ask enough to bring the right equipment the first time.

  2. 2

    A fixed price first

A plumber inspects the job and names a fixed figure up front. Nothing gets started until you give the go-ahead.

  3. 3

    The work, done properly

We clear the blockage, trace the leak or fit the new tank, then run the water and check the result before we pack up.

  4. 4

    Covered for a year

Every job carries our 365-day warranty on all work. If something we did isn't right, ring the same number.

Storms, Tanks and the New Infill

Summer storms off the highway

Area rainfall averages 1,148mm a year, and summer storms send runoff from the highway shopfronts and the bypass earthworks into local stormwater pipes that were not built for that much water at once. A blocked stormwater drain here can be silt and grit as well as leaves.

New houses on old sewers

Census figures put dwellings at 1,186, and area-level figures show 172 approvals in the five years before that count. A new build brings PVC and copper, but it still drains into the older sewer network, so a young house can inherit an old drain problem.

Budget tanks, sudden failures

Plenty of ex-commission rentals have entry-level tanks that are only replaced once they stop, and a winter failure means cold showers. We can fit a temporary hot water tank while the replacement is organised.

The run takes in Charlestown, Whitebridge, Dudley, Redhead and Bennetts Green, plus Windale across the bypass. A blocked sewer or a dead tank doesn't stop at a suburb sign, and neither do we.

Questions People Ask About Plumbing in Gateshead

Is there a call-out fee?

It costs nothing to get us out to your door (excluding after-hours). The plumber looks over the fault, gives you a fixed price and waits for your yes, so the visit itself never turns into a bill you did not expect.

How quickly can you get here?

Available 24/7, day and night, weekends included. We don't promise arrival times we can't keep. Ring, describe the fault, and we book a time with you and tell you the after-hours rate if the job falls outside normal hours.

My drains keep blocking with tree roots. Can you fix that for good?

Yes. The 1960s clay pipes under Gateshead West have joints that roots get into. A jetter or eel cuts the roots away, run a camera through to check, and if they return, relining closes the pipe from inside without digging up the garden.

Are your quotes really fixed?

Yes. Once you accept the figure, that is what the invoice says, from a tap washer to a full drain rebuild. If opening the pipe shows something new, we stop and talk it through with you before going any further.

Which suburbs do you cover?

Gateshead itself, plus Charlestown, Whitebridge, Dudley, Redhead, Bennetts Green and Windale. If your address sits just past those suburbs, ring and ask and we can confirm whether it is on our run.

Do you install gas appliances as well as fix them?

Yes. A licensed gas fitter connects cooktops, wall ovens, outdoor BBQs and pool heaters, and can run a bigger supply line where the old one is too small. Some postwar houses here were converted to gas long ago and still hide an undersized pipe behind the meter.
